The main signs you need a rewire are rubber or fabric-covered cable, an old fuse box with rewireable fuses, round-pin or skirting-board sockets, scorch marks, warm sockets and repeated tripping. Wylde Green Electrical recommends an EICR first: it shows whether you need a full rewire, a part rewire or only repairs.

Wiring does not come with a use-by date, and a house built decades ago can have perfectly sound circuits. The signs you need a rewire are about the condition and type of the wiring, not just its age. Some signs are urgent, some are reasons to plan ahead, and one common worry is not a sign at all.
What are the signs you need a rewire?
| Sign | What it suggests | Urgency |
|---|---|---|
| Burning smell, scorch marks, melted plugs | Overheating connections or cable | Switch off and call an electrician now |
| Warm or buzzing sockets and switches | Loose or failing connections | Urgent |
| Rubber or fabric-covered cable | Pre-1960s wiring with brittle insulation | Plan a rewire |
| Round-pin sockets, sockets in skirting boards | Very old installation | Plan a rewire |
| Fuse box with rewireable fuses | No RCD protection | Upgrade the board soon |
| Repeated tripping | A fault somewhere on the circuit | Have it traced |
| Lighting circuits with no earth | Older wiring, unsafe for metal fittings | Plan a part rewire |
Are old red and black wires a sign you need a rewire?
Not on their own. The cable colours changed to brown and blue in 2004, so millions of homes have red and black PVC wiring that is still in good condition. What matters is the insulation and the test results, not the colour.
How do you confirm the signs you need a rewire?
With an EICR. Insulation resistance testing shows how well the cable insulation is holding up, and the inspection records the earthing, bonding and protective devices. The report often shows that a consumer unit upgrade and some targeted repairs are enough.
What is the difference between a full and a part rewire?
A full rewire replaces every circuit and usually the consumer unit. A part rewire replaces only the circuits that fail, often lighting circuits with no earth or a kitchen that has outgrown its wiring. Both are notifiable under Part P and must be designed and tested to BS 7671.
What should I do right now if I smell burning?
Switch off at the main switch on your consumer unit if it is safe to do so, unplug nearby appliances and call an electrician. If there is smoke or fire, leave the property and call 999. Frequently asked questions
How do I know if my house needs rewiring?
Look for rubber or fabric-covered cable, round-pin sockets, an old fuse box, scorch marks, warm sockets or repeated tripping. An EICR is the only reliable way to confirm the condition of the wiring.
How long does house wiring last?
There is no fixed lifespan. Modern PVC cable often lasts well beyond 25 years if it has not been overloaded or damaged, while rubber-insulated cable from before the 1960s is now past its useful life. Testing shows the actual condition.
Does a house built in the 1970s need rewiring?
Not necessarily. Wiring from the 1970s is often still in reasonable condition, although the consumer unit usually needs upgrading and some circuits may need attention. An EICR will show which.
Can I rewire one room at a time?
Yes, a part rewire can replace specific circuits or rooms. It is usually more efficient to rewire whole circuits rather than single rooms, because circuits often run through several rooms.
Is it safe to live in a house with old wiring?
It depends on the condition. Old wiring that tests well can be safe for now; wiring with damaged insulation, no earth or signs of overheating is not. Have an EICR carried out if you are unsure.
